Terms of Service

By using CohostBNB you agree to these terms.

1. The service

CohostBNB provides software that hosts, co-hosts, property-management companies and rental businesses use to run their own listings: AI-drafted guest replies, templates for each booking channel's own automation, calendar sync, and automation through tools the customer connects under the customer's own account. CohostBNB is a software company. It does not co-host, manage or operate any property, is not a real estate broker, and does not lease or rent property for any term.

2. You are the host and operator

For every listing you connect, you (or the property owner you act for) are the host and operator of the rental. You hold the permits, register and remit any occupancy or tourist tax that a channel does not collect for you, follow your city's short-term-rental rules, and are responsible for the property, the guests and the content of every message sent from your account. City and tax notes shown during onboarding are general information to help you check your obligations, not legal or tax advice.

3. How messages reach your guests

CohostBNB software never logs into, scrapes or sends messages through your Airbnb account or any other channel account. Messages reach a channel only (a) as templates you paste into that channel's own tools (for example Airbnb Scheduled Messages and Quick Replies, Booking.com message templates, Vrbo scheduled messages), (b) as drafts you copy and send yourself, or (c) through a property-management system or channel manager you connect under your own account and credentials. You are responsible for complying with the terms of every channel you host on.

4. Stays over 30 nights

The software does not auto-accept or auto-confirm stays longer than 30 nights; those requests are held for your own decision. Where a partner co-host acts on a listing through CohostBNB, the software blocks stays over 30 nights on that listing.

5. Partner property managers

Full-service management, where offered, is provided by independent partner businesses that use CohostBNB software. Each partner contracts with you directly, sets its own fees, holds its own insurance and permits and is solely responsible for its services. CohostBNB is not a party to your agreement with a partner and receives only its software fee from the partner.

6. Your credentials and data

Credentials you connect (for example a PMS API key or your own Stripe or Twilio account) stay yours. We store them encrypted per account, use them only for the features you turn on, never display them back, and delete them when you disconnect. Direct-booking payments go to your own payment account; CohostBNB never holds guest or owner funds. We notify you of a security breach affecting your data as required by law (including Cal. Civ. Code §1798.82).

7. AI output

AI drafts can be wrong. You review drafts on plans where nothing is sent without approval, and you set the rules on plans that can send automatically. Refund, dispute, cancellation, safety and legal messages are always held for a person.

8. Liability

To the extent the law allows, our total liability for any claim is limited to the fees you paid us in the 12 months before the claim, and we are not liable for indirect or consequential damages. Nothing in these terms limits liability that cannot be limited by law (including under Cal. Civ. Code §1668).
